Interested in South Etobicoke life? If so, Alderwood may be the perfect neighbourhood for you. Offering its residents a relaxed and family-friendly atmosphere, the neighbourhood has grown in popularity in recent years with buyers of all kinds. 

Before we dive into what makes Alderwood special, let’s have a look at the neighbourhood’s location. Alderwood is bordered by Evans ave to the north and Etobicoke Valley Park to the west. The area’s southern and eastern borders are defined by the GO Train tracks connecting Kipling Station and Long Branch Station.

Natural Landscape

One of the main factors bringing new buyers into the neighbourhood in recent years is its naturally beautiful landscape. When it comes to green spaces and outdoor amenities, Alderwood stands out from other neighbourhoods in West Toronto and Etobicoke. Etobicoke Valley Park, Toronto Golf Club and the Lake Ontario waterfront are just a few of the ways Alderwood caters to those who love spending time outside. 

During the winter months, excellent outdoor skating facilities are just a short walk away at Colonel Samuel Smith Park in neighbouring Long Branch. The neighbourhood’s tree-lined streets and many green spaces contribute to the overall quaint, nature-friendly atmosphere. 

 

Other Amenities

If enjoying the great outdoors isn’t your style, Alderwood has a handful of other perks to keep you happy. For fans of shopping, Sherway Gardens, one of the city’s largest malls is only a few minutes away. There are also several big box stores like IKEA located nearby. 

The neighbourhood also has a great restaurant and pub scene. Whether you’re in the mood to try something new or are looking for a regular spot, Alderwood has no shortage of delicious food and drinks. 

Prime Location

Despite its laid-back and quiet atmosphere, Alderwood is well connected to both downtown Toronto and the surrounding GTA. Major roadways like the 427, QEW, Lake Shore Boulevard and Gardiner Expressway pass right by Alderwood, making commuting in any direction a breeze. If you’re a frequent traveller, you’ll love how close the neighbourhood is to the airport. 

The area also boasts excellent transit services, especially compared to other Etobicoke neighbourhoods. GO Transit’s Long Branch Station can connect residents to downtown Toronto in less than 30 minutes. For more local routes, Lake Shore Blvd sees frequent streetcar service via TTC.  

Housing

As you may expect, Alderwood is home to a variety of housing types – some as a result of recent development. Back in the day, Alderwood was seen as an out-the-way area where buyers could get a lot for a little. In recent years, Toronto’s seller’s market has changed this. 

One of the main property attractors for future homeowners, investors and builders alike are the neighbourhood’s generally large lot sizes. Many Alderwood homes feature spacious backyards. In a growing city like Toronto, your own outdoor space can feel like a private oasis. Large lots in the city are becoming increasingly rare, and as a result, prices are going up. In 2021, the average home in Alderwood sold for $1.3 million.

Real Estate in Alderwood

As market activity in Alderwood increases, more trends in buying and selling begin to emerge beyond rising prices. As a general rule, smaller, lower-valued properties are the most popular and fastest-selling. These lower-valued homes can start at just under $800,000 and often spend only one day on the market. More expensive luxury properties in the area are in less demand and can spend over 200 days on the market. This trend is not unique to Alderwood as spending several months on the market is fairly common with luxury properties in the city.

As a neighbourhood with growing popularity, investors have had a big impact on real estate in the area. Alderwood’s larger lots and relative affordability have led to many homes in the area being purchased, then torn down and replaced with a more contemporary structure. Some of these modern homes are investment properties and others are simply dream homes.

With Humber College’s lakeshore campus nearby, several properties in Alderwood also serve as student rentals. This can impact buyers who purchase a home with existing tenants.
