If you’re in the middle of your home search, or even if you’re just beginning, and South Etobicoke is not on your list of areas to look for a new home in, then you should really reconsider. It’s a fantastic place to call home. Here’s why:
1. It’s in the midst of BIG changes.
South Etobicoke, especially towards the lake and on Lakeshore Blvd, has a ton of big and exciting things going on. There has been a lot of changes in the past few years, but probably the biggest is Minto’s new townhouse complex development. When those buildings first started being developed a year or so ago, it signalled a lot of big changes in the area. Starbucks, a newly built Beer Store, and other new commercial and residential developments are really making this once tired stretch of Lakeshore come to life! And with direct access to downtown via the TTC’s 501 streetcar, it’s easy to see why. Further up on Brownsline, Royalpark Homes’ b-line development is signalling even more changes. All in all, the whole area is really starting to feel revitalized as new businesses move in, and the old ones move out.
2. It’s comparatively affordable.
We all know that Toronto real estate is expensive, and prices are expected to continue to rise this year, but comparative to the more affluent areas like Rosedale, Lawrence Park, and Bedford Park, it’s a lot more affordable here in South Etobicoke. Right now, if you know where to look, detached bungalows can be found for as low as 500K, providing you’re willing to put in a little work. Average prices in this area of the city are probably closer to 700K, but if you have spent any time looking around at homes for sale in Toronto already, you’ll know that makes it a little more reasonable here.
3. It’s close to everything.
Looking for big box stores like Costco, HomeDepot, or Bed Bath and Beyond? Looking for convenient access to the Queensway, 427, and the QEW? Looking for proximity to large parks, ravines, and hiking trails? Looking for a quick commute into the city center via the Gardiner or TTC? You’re in the right place. South Etobicoke has everything you could ever want, right close by.
4. It has character.
Although in the past few years there has been a surge in the number of people that are tearing down homes in the area and building large modern structures, the bulk of the homes here are still made up of cute, post-World War II era bungalows. The homes and land are all genuinely well-kept, and it’s obvious that a lot of people here take pride in their home, and in their neighbourhood. If I had to describe the homes here in 2 words, I’d say cute and cozy.
5. It has a true community feel.
Do you say hi to all of your neighbours where you live now? Chances are, in South Etobicoke you will. The people are friendly, and they genuinely care about the area and the people that live here. With tons of community events, neighbourhood BBQs, and late night Summer garage hangouts with friends, living here feels like belonging to a community that you want to be a part of.
